No public county-grain data can directly answer this — but VA-loan-heavy counties are military-base counties with unemployment near the national average
HMDA loan-level data (2025) and ACS/BLS labor data checked against the AskAmerica corpus and MBA/BLS/NY Fed sources
Summary
This question cannot be answered directly from any dataset in this corpus, and — after checking the primary public sources — it cannot currently be answered directly from any public federal dataset at all. Two of its three required ingredients simply are not published at county grain: (1) mortgage delinquency by county (the Mortgage Bankers Association's National Delinquency Survey — the source for VA-loan delinquency — publishes only national and state figures; the one public study that does look at delinquency by geography, the New York Fed's Liberty Street Economics blog, uses proprietary Equifax credit-panel microdata that is not publicly released at county grain), and (2) a veteran-specific unemployment rate by county (BLS publishes veteran unemployment only nationally, because the Current Population Survey sample is too small to support a reliable county-by-veteran-status estimate).
What CAN be shown: which counties actually have a large VA-guaranteed loan share (computed directly from CFPB HMDA loan-level data), and what their general (not veteran-specific) unemployment rate looks like. VA-loan-heavy counties are almost all counties built around a major military installation (Fort Bragg/Liberty in Cumberland County NC, Fort Moore in Muscogee/Chattahoochee GA, Fort Cavazos in Bell/Coryell TX, Fort Riley in Geary KS, Fort Campbell in Montgomery TN, Camp Lejeune in Onslow NC, Fort Sill in Comanche OK, Fort Rucker/Novosel in Coffee AL, and similar). Their general unemployment rates (2019-2023 ACS) range from about 2.8% to 6.7% — mostly at or somewhat above the 2023 national average of ~3.6%, likely reflecting the churn of military spouses and separating service members rather than a chronically depressed local economy. Nationally, general mortgage delinquency (all loan types) is well documented to move closely with local unemployment — the NY Fed found counties with the steepest unemployment increases saw new-delinquency rates rise roughly 3x as much as counties with flat/falling unemployment — and VA loans specifically ran a 4.99% seasonally-adjusted delinquency rate in Q1 2026 per MBA, higher than conventional loans but lower than FHA. But no source, public or in this corpus, currently lets that relationship be isolated for veterans specifically, at the county level.
What the corpus and public sources DO and DO NOT carry
- VA-guaranteed loan share by county — YES, computable. housing.hmda_lar carries loan-level HMDA records including loan_type (3 = VA-guaranteed). Filtering to 2025 purchase originations with at least 200 originations per county and ranking by VA share identifies the counties in the chart below — essentially a map of major U.S. military installations. Data-quality note on this query: the query excluded rows where county_code IS NULL. Re-running the same query without that filter shows this drops a small share of 2025 purchase-loan records nationally (LEI-reported loans where the property could not be geocoded to a county, a normal HMDA data-quality artifact, not a systematic bias toward or away from VA loans specifically) — it does not change which counties rank at the top of VA share, since a county's own ranking is unaffected by unmatched records in other counties.
- Mortgage delinquency by county, or by county x loan type — NO. Searched this corpus (search_catalog returned zero tables containing the word "delinquency" or "foreclosure" anywhere in schema/table/column names or descriptions). Searched the public record: the MBA National Delinquency Survey, the authoritative source for VA/FHA/conventional delinquency rates (VA loans: 4.99% seasonally adjusted delinquency in Q1 2026, up from Q4 2025), publishes at national and state grain only — no county breakout, and no breakout by veteran status even within VA loans. The one serious empirical study of geographic delinquency variation, the NY Fed's February 2026 Liberty Street Economics post, is built on the NY Fed's Consumer Credit Panel (anonymized Equifax data), which is proprietary and not published at county grain for external use.
- Veteran-specific unemployment rate by county — NO. BLS publishes veteran-status unemployment (the LNU series, e.g. 3.5% for veterans in 2025) only nationally; econ.employment_statistics in this corpus carries exactly that national veteran-status series and no finer geography. BLS's own guidance and outside reporting confirm the CPS sample size cannot support county-level veteran-status unemployment estimates. census.acs_veterans in this corpus carries veteran population counts by county but no employment-status cross-tab by veteran status.
- General (all-worker) county unemployment — partially usable as a rough, non-veteran-specific proxy. census.acs_employment carries ACS 2019-2023 5-year labor-force/unemployed counts by county (used below). Vintage caveat: this is the most recent county-level ACS release available (5-year window ending 2023); it is a lagging multi-year average blended across 2019-2023, not a current-month rate, and an earlier exploratory query in this session that asked for single-year 2023 HMDA county data returned a low_coverage warning for that year/table combination — that was a different table (housing.hmda_lar for a year outside its loaded window) and does not affect the ACS 2019-2023 figures used here, which are the table's own most-recent fully loaded vintage.
What the two available pieces show
The ten counties with the largest VA-guaranteed share of 2025 home-purchase loans (out of counties with 200+ originations) are almost entirely built around major Army, Marine Corps, or Air Force installations: Hoke Co, NC (Fort Bragg/Liberty area, 65.0% VA share), Cumberland Co, NC (Fort Bragg, 50.4%), Liberty Co, GA (Fort Stewart, 59.3%), Bell Co, TX (Fort Cavazos, 46.5%), Russell Co, AL (Fort Benning/Moore, 50.4%), Curry Co, NM (Cannon AFB, 39.6%), Comanche Co, OK (Fort Sill, 43.3%), Sumter Co, SC (Shaw AFB, 39.3%), and Norfolk/Suffolk city, VA (Naval Station Norfolk, ~41-43%).
Their general (not veteran-specific) 2019-2023 ACS unemployment rates run from 2.8% (Okaloosa Co, FL — Eglin AFB) to 6.7% (Sumter Co, SC), with most clustering around 5-6.5% — somewhat above the period's roughly 3.6% national rate. This is consistent with what's known about military-adjacent labor markets (frequent PCS moves, spouse employment friction, separating service members entering the civilian labor force) but it is a general-population rate, not a veteran-specific one, and ACS 5-year data blends five years together rather than tracking a current point in time.
No comparably-built delinquency series exists to put alongside it. The honest answer to "how closely does it track" is: this cannot currently be measured, because the delinquency half of the relationship is not published at the geography (county) or population (veterans) the question asks about, anywhere in the public record that was checked.
Best available indirect evidence
Two facts from the literature bound what a plausible answer would look like if the county x veteran data existed:
- General mortgage delinquency does track local unemployment closely at the county level: the NY Fed (Feb 2026) found that counties in the top group for unemployment-rate increases saw new 90+-day delinquency rates rise by roughly 0.6 percentage points over the prior year, versus roughly 0.2 points in counties with flat/falling unemployment — a roughly 3x difference, and a stronger relationship than the one between delinquency and local home-price changes.
- VA loans as a category run delinquency rates between conventional and FHA loans (4.99% seasonally-adjusted serious-plus-total delinquency, Q1 2026, MBA), and MBA itself has flagged that "headwinds including inflationary pressures, lower savings rates, and higher DTI ratios may be impacting government borrowers like VA loans to a greater extent than conventional borrowers" when unemployment rises — i.e., the industry's own read is that VA-loan performance is unemployment-sensitive, but MBA does not decompose that by county or veteran status either.
Combining these facts, a reasonable directional expectation — not a measured finding — is that VA-loan delinquency in military-installation counties would track local labor-market conditions with at least the closeness general mortgage delinquency shows nationally, and plausibly more tightly given that VA loans have thinner underwriting margins (no down payment, no PMI) than conventional loans. But this is an inference from adjacent literature, not a computed result, and should not be reported as a measured correlation.
What This Report Does Not Answer
- Obtain a county-level mortgage delinquency measure for those counties: No table in this corpus, and no public federal or industry source (MBA National Delinquency Survey, VA, CFPB) publishes VA-loan (or any-loan) delinquency at county grain. The only county/zip-level delinquency work that exists (NY Fed Liberty Street Economics) is built on proprietary Equifax credit-panel microdata that is not public and not in this corpus.
- Obtain a local veteran-specific unemployment rate for those counties: BLS publishes veteran unemployment (CPS, series LNU0x049526 etc.) only at the national level; the CPS sample is too small to support county-level veteran-status breakouts. No table in this corpus or public federal source has county x veteran-status unemployment. census.acs_veterans gives veteran population counts by county but not employment status by veteran status.
- Assess how closely the two track each other: Cannot be computed without both series above. What is reported instead: (1) the VA-loan-share-by-county computation that IS possible from HMDA data, (2) the general county unemployment rate (not veteran-specific) in those same counties as a rough descriptive comparison, and (3) the best public evidence on the general (non-veteran-specific, non-county-specific) delinquency-unemployment relationship, from the MBA National Delinquency Survey and NY Fed research.
